Tenant Fees Schedule for New Assured Shorthold Tenancies

Holding Deposit
One Week’s rent.

This is to reserve a property and is required from all prospective tenants. On moving in day, this will be used towards the security deposit. Please note: the holding deposit will be withheld if any relevant party (including any guarantor(s) withdraw from the tenancy, fail a right-to-rent check, provide false or misleading information or fail to sign their tenancy agreement within 15 calendar days.

Security Deposit
Five Week’s rent.

This is paid per tenancy for any rents under £50,000 per annum. This covers any damage or defaults made during the course of the tenancy. This will be placed within a deposit scheme.

This is paid per tenancy for any rents over £50,000 per annum. This covers any damage or defaults made during the course of the tenancy. This will be placed within a deposit scheme.

Rent
The amount advertised will be the amount due each calendar month

The due date for your rent will be set within your contract and be the same day each month.

Unpaid Rent
Interest charged at 3% above the Bank of England base rate

This will be charged from the rent due date until date of payment made. This will not be levied until the rent is more than 14 days overdue.

Lost Keys/Device
The tenant is liable for the cost of replacing any lost keys/security devices

The amount charged will be the cost to replace the keys (up to the maximum of £50)

Variation of contract
£50 per agreed variation at the tenants request

This covers the cost of all negotiations, taking landlords instructions, preparation and execution of new legal documents.

Change of Sharer(s)
£50 per replacement sharer

This covers the cost of all negotiations, taking landlords instructions, new tenant referencing, right to rent checks, deposit registration, preparation and execution of new legal documents.

Late return of Keys
Daily Rent charge

The return of the keys is the surrender of your tenancy, without these we will be unable to check the property out and a daily rent charge will be made on a pro rata basis.

Damage Fee
This will be decided at the end of the tenancy

Dependant on any damage that has been made, an assessment and photographs will be taken and the landlords decision will be made.
