Money Laundering Checks

Kalm Estate Agents is subject to Money Launderings Regulations 2017 and this means that we have to carry out identification checks for all clients renting, selling and buying. We obtain and hold these in accordance to The UK GDPR Data Protection Act 2018.

Below is a list of acceptable documentation that we are required to see. The original will then be copied and retained for our records for all clients.

For Everyone: One Proof of Identity:

  • Current Passport
  • Valid Driving License
  • EEA Member State Identity Card

For Everyone: One Proof of Address:

  • Valid Driving License (if not provided for proof of identity)
  • Utility Bill – Dated in last 3months
  • Bank or Building society Statement – Dated in the last 3 months
  • Credit Card Statement – Dated in the last 3 months
  • Mortgage Statement – Dated in the last 3 months
  • Tenancy Agreement – Dated in the last 12 months
  • Council Tax Bill – Dated in the last 12 months

For buyers: Proof of Funds:

  • Bank or Building Society statement – Dated with last 3 months
  • Mortgage Statement – Dated in the last 3 months (if you have equity in a property which you plan to use)
  • Valid Mortgage in Principal

For Sellers: For properties involving probate we still require proof of Identification and Address for the executor; however we also require:

  • Grant of Probate (if there is a will)
  • Letter of administration (if there is no will)

For Landlords: Proof of Consents to let:

  • Agreement from mortgage company
  • Agreement from Freeholder (if applicable)

On instruction of selling/renting a property, we also carry out further due diligence by obtaining the Land Registry title of your Property.
